Why The

Stokvel Concept

FTC invest project is looking to utilize small resources of individuals that are collected into a stokvel, a collective saving concept which is marginally exercised by township dwellers, which has been in existence for many decades as means of achieving big ambitions by low-income earners within townships. This system has been copied by big thinkers and even corporate structures over the decades, to meet big financial institutions that are forming the fabric of the financial sector as we know it. In 2019, the stokvel industry recorded an overall turnover of R49 billion rand which grew from R44 billion rand in 2011. It became a no–brainer that if some of the funds obtained from the savings could be invested in tangible assets like property buying, some of the beneficiaries and members would be out of poverty and would be on the side of a solution instead of staying in poverty. As Flip The Coin Invest we use internal knowledge backed by our collective experience and the financial acumen of our partners to conclude the success of this project. Our external partners are fully committed to the process of acquiring properties after 12 months of consulting with our clients, in this case, the Stokvel communities and members.

For the first 12 Months to reach the target, groups of 10 members per group ( and a minimum of 5 people per group) contributing a minimum of R1000 per month, per person will be contributing towards equity and first income property will get 50% on top of their contribution as an addition from FTC Invest.

OUR WINNING STRATEGIES

The buy-and-flip strategy

Flip The Coin Invest aims to achieve an R10 000 000 revenue goal in the first 12 months, giving its members the first taste of glory and multiplying it by 10 in 4 years thereafter into R100 000 000. Each of these groups will have their first income property at the beginning of year 2 through the usage of the O.P.M system using the contributions as the equity needed on top of the existing properties as security where applicable.

Township

Our chosen partners, with vested interests in the township market, grant access to project capital. The township's higher rental yields ensure faster ROI, empowering investors to foster their growth.

Distressed and Repos

Focused on the residential market, we target distressed properties to expedite dividend payments for members and shareholders. Employing the O.P.M strategy enhances efficiency.

New Developments

In partnership with one of the biggest players in the property game yet, we will identify developments with high earning and capital growth potential. The ultimate goal is to invest in a complex for collective ownership.

Student Accommodation

Additionally, we actively engage in providing student accommodation, seizing opportunities in markets like Belleville, ideally located near institutions. Our strong ties with SETAs, NSFAS, and NSF enable strategic planning and execution for the benefit of members and shareholders.

Land

We want this land for human settlement ideas that can be implementable in partnership with the government and other interested stakeholders in the near future. The land must be MUNICIPAL acquired in the meantime for affordable/low-cost housing or rent-to-own alternatives
